What are PMG’s Services included?
PMG for your convenience here as an International Investor buying Australian real estate through us, are your One-Stop-Shop!
For we oversee everything required here during the entire process including coordinating all necessary professional services to be engaged, of which, we will make recommendations for preferred professional services – for their value & proven performance.
PMG have been in business in Australia for 25 years & source all Investment Property (IP) options from over 100 reputable licensed wholesale Builders / Developers / Stockists that creates an extensive Stocklist of brand-new dwellings located throughout Australia & if necessary, we guide our clients on where to invest & what they should invest in.
PMG include as part of their comprehensive scope of works, the following:
✓ General advice & guidance, where needed.
✓ Source affordable, brand-new IP options for consideration.
✓ Identify what type of IP & where you would like to buy or guide / make recommendations for here.
✓ Recommend & coordinate the Finance Broker.
✓ Assist with completing the Finance Application (if Finance / a loan is required?)
✓ Recommend & coordinate the Legal Conveyancing Solicitor – who will also complete & lodge the necessary FIRB (Foreign Investment Review Board) documents & provide any legal advice where needed & receive into their Trust Bank Account any holding deposit to be paid.
✓ Recommend & coordinate the Builder / Developer.
✓ Recommend & coordinate a Rental Property Manager (Licensed Real Estate Agent), if requested.
This comprehensive service provided by PMG is normally $ 2,200 AUD including GST; however, as part of our current promotional social media marketing campaign in Vietnam, our fee is entirely waived & therefore our current free service is of premium value!
YOUR NEXT STEPS
1. Client attends 1st meeting with PMG:
a. This is where PMG will expand upon their first-class credibility & explain their comprehensive Services Included as both the licensed Real Estate Agent & project managers here coordinating everything necessary!
b. This is where PMG will complete a Fact Finder, to determine exactly;
✓ What type of investment property you are requiring?
✓ Which city of Australia you are wanting to invest in?
✓ *What is your maximum investment $$ budget?
However, if Finance / a Bank loan in Australia is required?
c. *PMG will also need to collect some of your current asset & liability documents / info so that the recommended AFSL licensed Australian Finance Brokerage (QA Finance) can importantly calculate your BC (Borrowing Capacity / affordability) value & with this being a free service when buying through PMG.
d. *Once your BC has been calculated here, PMG will then notify you of this value?
2. PMG will now source some new wholesale priced Investment Properties for you to consider purchasing?
PMG will therefore put to their extensive panel of wholesale priced Developers / Builders / Stockists your specific requirements & budget for your new investment property for purchase to see what is currently available?
3. Client attends 2nd meeting with PMG:
PMG will now showcase / present all the new Investment Properties that have come in from these wholesale priced Developers / Builders / Stockists for
you to consider?
4. Client to now decide upon which specific new Investment Property to purchase?
Please Note: If you are struggling to decide upon which new Investment Property to purchase then please talk to PMG for, they are extremely experienced in real estate investments & have been in business for 25 years now!?
5. PMG will now notify all other related professional parties of your intended new investment property purchase?
Once you have decided upon which specific new Investment Property to purchase, PMG will then inform in writing the other related professional parties of your proposed purchase, i.e.;
➢ You our Client as the new Buyer.
➢ The respective Developer / Builder / Stockist.
➢ *If Finance / a loan in Australia is required, then the appointed Australian Finance Brokerage notified, too.
➢ *The recommended licensed Australian Law Firm.
Please note that all contracts are:
✓ A Fixed Price Building Contract.
✓ Include a Full Turn-key / Fully Optioned specifications.
✓ A Freehold Purchase (i.e. Owned outright & therefore no lease applicable).
✓ *If under Finance, will include a Subject to Finance Approval clause.
✓ Contract prepared & emailed out for electronic signing via the appointed Australia Law Firm.
✓ The deposit to be paid is credited direct to the appointed Australian Law Firms Trust Bank Account.
6. *However, if Finance / a Bank loan in Australia is required?
If Finance is required, PMG will then also come back & see you to complete the necessary Banks’ Finance Application & once completed, this will then be forwarded back to the Finance Brokerage on your behalf so that this application can be submitted to an Australian Bank for approval.
*Pay direct to the Finance Brokerage their fully refundable $ 1,990 AUD Finance Processing Application Fee via either PayPal or an International Bank Transfer.
*N.B. This fee is fully refundable from PMG if our Client is unable to successful secure finance here.
7. The recommended Australian Law Firm will now formally contact you as their new Client!
Your newly appointed Australian Law Firm (HTH Lawyers) * will now contact you to introduce themselves & to clarify that they will be representing you & also handling the respective new investment property purchase, the respective settlement & the processing of the required Australian FIRB paperwork.
*N.B. A Vietnamese speaking lawyer is available upon request to speak to any Vietnamese Investor / Buyer via phone or zoom / skype, zalo, etc.
8. *However, if Finance / a Bank loan in Australia is required?
The appointed Finance Brokerage* will then contact you to also introduce themselves & to clarify that they will be undertaking to obtain you the necessary finance for an International Buyer seeking to purchase an Australian property.
9. Australian Law Firm will now email you as the Buyer, the Contract to purchase.
*Your appointed Law Firm (HTH Lawyers) representing you, will now coordinate the respective contract for purchase to be emailed to you for electronic signing. (E.g. via Docusign).
*N.B. Please Don’t Sign Any Contract until you have spoken to your appointed Lawyer / Law Firm (HTH Lawyers) & they have approved your contract signing.
10. Pay Deposit to Law Firm.
*Pay under instruction of your appointed Law Firm the required holding deposit & with this typically being 10%.
*N.B. The deposit is paid direct to your appointed Australian Law Firms’ (HTH Lawyers) Trust Bank Account & HTH Lawyers will provide their Trust Account Bank details for this deposit to be paid.
11. Your Australian Law Firm will now coordinate the official purchase / settlement of your new property.
As you progress, your appointed Law Firm will update you on the progress of all necessary paperwork & will also notify in advance, when the date of your new property settlement in Australia will take place.
12. *However, if Finance / a Bank loan in Australia is required?
*As you progress, your appointed Finance Brokerage will also update you on the progress of your finance application for your proposed new Investment Property purchase in Australia.
13. Your new Investment Property Rented & Managed?
If requested, PMG will recommend a quality Rental Property Manager to find you good tenants & to rent out your new investment property.
Noting; that most new properties in Australia purchased through PMG come with a *rental guarantee

14. All parties are now notified of your new property settlement!
Your acting Australian Law Firm will now notify all parties, including you as their Client, that your property has now settled & that you are now the new owner!
